Frequently Asked Questions

It is not mandatory. Exclusive duties such as the Important Matters Explanation will be handled by the company’s licensed real estate agents. Those currently studying for or planning to obtain the license in the future are also welcome. However, for those with industry experience, holding a license increases credibility as an agent and may be advantageous in the commission structure.

Even without industry experience, you are welcome if you have language skills and sales experience with high-net-worth clients (finance, foreign-affiliated firms, consulting, etc.). Being accustomed to conversing with affluent individuals is most important in our market. Knowledge of Japan-specific real estate operations will be supported by our in-house legal staff.

In principle, yes. As it is an outsourcing agreement, we do not restrict working hours or the freedom to engage in other work. However, as a non-compete clause, affiliation with other companies whose primary business is luxury real estate brokerage for high-net-worth international clients is restricted. Details will be in the contract.

There is no fixed salary. It is entirely performance-based. This allows the company to keep fixed costs low and return a high commission rate (up to 80%) to agents. We recommend joining with 6 to 12 months of living expenses secured.

The probation period is 3 months, and the main contract is for 1 year (automatic renewal). During the probation period, either party can terminate with 14 days’ written notice. This is a period to confirm long-term compatibility.

There is no obligation to come to the office. Under the outsourcing agreement, both working hours and location are flexible. However, the Yamate office is available at any time as a base for viewing attendance, contract procedures, and team meetings.

It takes a minimum of 2 to 3 weeks, typically around 1 month. We will contact you within 3 business days of your application and set up an initial interview within a week. Sending and reviewing the contract draft after agreeing on terms takes about 2 weeks.
