Bring your language & your network.
One of Japan’s few real estate brokerage boutiques specializing in high-net-worth international clients.
Market-leading full commission structure — up to 80%.
Real estate licensing, in-house legal, and multilingual support are all provided by the company.
You only need to focus on sales.
Why now,
and why this market?
Luxury real estate for high-net-worth international clients is one of Japan’s fastest-growing yet most underserved niches. For agents with linguistic skills, it is a market where you can immediately rise to the top.
108,000 as of 2024. Demand for residences among foreign executives and affluent individuals in the Minato Mirai, Yamate, and Kannai areas remains at a high level.
In a typical case for a ¥150 million property, the dual agency fee is ¥9.12 million. This is 3 to 5 times the unit price of standard brokerage, allowing you to leverage a language-skill premium.
There are virtually no luxury real estate specialists in Yokohama that offer full support in English, Chinese, and Japanese. A blue ocean lies right before you.
Relative affordability compared to central Tokyo, the weak yen, and political stability — affluent Chinese investors are beginning to turn their attention to Yokohama real estate.
From ¥80 million to over ¥500 million. A price range that meets all high-net-worth needs, including investment, residential, and business use.
Participants in the launch year will build the brand together as founding members. Early participants may also receive independence support.
Why you should work here.
How are we different from other full-commission firms? Why Kakehashi Realty? We will tell you briefly and honestly through five reasons.
Brokerages specializing in high-net-worth international clients are almost non-existent in Yokohama. For an agent with language skills, the structure allows you to stand out as an immediate asset. In a world crowded with standard brokerages, there is no need to fight in a red ocean.
A single transaction can yield a dual agency fee of ¥9.12 million (for a ¥150 million property). The agent’s share for self-sourced clients is up to 80% = ¥7.3 million. This is 3 to 5 times the unit price of standard brokerage. Closing just 2 to 3 deals a year puts you in a world of income far beyond that of a typical salaried employee.
Our parent company, BIB & Co., holds Kanagawa Prefectural Governor’s License (3) No. 29394. With in-house legal and English/Chinese-speaking staff, we support everything from contracts and Important Matters Explanations to AML/KYC compliance. The company handles the legal and linguistic hurdles that are difficult to overcome independently.
Through Juwai (China’s largest overseas property portal), English SEO, and corporate partnerships, leads acquired by the company are assigned to agents. While commissions are adjusted to 50–60%, you can start working with zero self-sourced leads. This makes a decisive difference in the first three months of building a track record.
We do not discourage independence or incorporation after you have gained experience. Instead, we prioritize building long-term relationships as affiliates or partners. “We don’t want to lock you in; we want to grow together” — that is our philosophy.

What the company provides.

Juwai, English SEO, corporate partnerships, and overseas agent collaborations — leads acquired by the company are assigned to agents based on the case type.
Equipped with in-house legal support for legal issues unique to international transactions (FEFTA, AML, tax systems, registration), contract translation, and administrative scrivener partnerships.
Property information for the affluent, overseas networks, and CRM systems — we continuously strengthen the infrastructure that makes it easy for agents to manage their business.
English/Chinese SNS, listings on overseas portals, and PR activities — the company handles brand awareness. You can spend the time you would use to build a personal brand on sales instead.
A culture that maintains long-term relationships as affiliates or partners without discouraging future independence or incorporation. “Growing together” rather than “locking in.”
